  1. 5

    mandatory details in every ad

If an energy certificate exists, German property ads must state its type, the energy figure, the main energy source, the year of construction and the efficiency class. Whoever publishes the ad is responsible, often the agent.

Section 87 GModG (formerly GEG), mandatory details in property ads
  2. €10,000

    fine for missing details

Missing mandatory details can cost a fine of up to 10,000 euros. Competitors' cease-and-desist letters come on top.

    Section 108 GModG, fines
  3. The copy gets written on the side

Key data sits in the software, photos in a folder, the energy certificate in a PDF. Someone writes the listing between viewings, and each one sounds a little different.

One case, step by step.

Frequent questions

Common questions about it.

The questions that almost always come up about this use case.

Will every listing sound the same?

No. The AI writes to your guidelines and examples and describes what the individual property has. Stock phrases like "flooded with light" without a photo to back them up are left out.

Can the AI make up details?

It only writes what is in the key data, floor plan, photos or energy certificate. Whatever it only assumes from photos it marks for review. Responsibility for the details stays with the agent.

Does it work with our agent software?

Usually yes. Common systems such as onOffice, FLOWFACT or Propstack have interfaces to read key data and write copy back. Whatever does not work, we clarify in the AI strategy.
